Real Estate Taxes and Impact on Marketing

As we approach another February, which means grievance season in many of our villages, it is a good time
to check your taxes or call Kathleen Ha at 914 263-7063 to see if there may be any marketing issues due to overtaxation.
A full two years prior to putting a home on the market, the taxes should be evaluated, as the grievance process can take time.
The problem with overtaxation is that it hurts the municipality as well as the seller. The homeowner will get less money for the home as the buyers seek to present a lower price figuring that lower mortgage payments will offset the higher tax expense.  The buyer makes the purchase at the lower price and grieves the taxes based on the recent sale price which was discounted. Therefore, the municipality in the end levies lower taxes than it would have if the original assessment was fair.
